One of the long-standing urban development projects in Elche, known as sector E-37 or ‘Vinalopó Sur’ by residential developers, is finally ready to begin construction. Work is set to commence specifically on the commercial section, named the Vinalopó Commercial Park. Urban planning in the area has historically moved at a slow pace due to administrative delays, economic shifts, and regulatory changes, but earthmoving machinery is expected to arrive on-site this week.
The project is divided into three execution units. The first unit, which covers the commercial zone, will see the signing of the layout agreement next week, allowing building work to start immediately. Jubalcoi Empresa Constructora has been appointed to handle the urbanisation of the site, while the construction of the business premises will be managed by a joint venture between Eiffage and Grupo Alcudia.
The commercial space spans 33,047 square metres, offering a gross leasable area of 11,169 square metres. Marketing for the site has been managed by the Sepulcre family’s Grupo Teis, who have already secured deals with various operators, including supermarkets and food retailers. Additionally, reports suggest that a significant project in the vicinity may include a care home for the elderly, driven by a company based in Aragon.
While the commercial side is progressing, the residential portion of the sector is moving more slowly. This area has the potential for 700 new homes but has faced delays due to regulatory changes. Adjustments were required to adapt to the Ronda Sur and building distance requirements, which were recently amended following a court ruling. Furthermore, Elche Council recently approved a change in the heights of the buildings.
The updated partial plan has been submitted to the town hall for urgent approval. Experts suggest that while the residential phase will take longer to materialise, the latest possible date for machinery to begin work on that section is the end of 2027.
